Home salescontinue their upward trend, increasing by 22.2% last October compared to the same month in 2020, reaching a total of 46,242 transactions, the highest figure for this month since 2007. However, the increase is 13.4% lower than that recorded in September, according to data published on Monday by the National Statistics Institute (INE).

With October's year-on-year increase, home sales have seen eight consecutive months of positive growth following increases of 32.4% and 65.9% in March and April, respectively, 107.6% in May, 73.5% in June, 53.5% in July, 57.9% in August, and 40.6% in September. The year-on-year upturn in home sales in October was due to the increase in transactions involving new homes, which grew by 21.6% to 9,344 transactions, as well as the 22.4% increase in sales of existing homes, totaling 36,898 transactions.

91.5% of homes sold in the tenth month of the year were private homes and 8.5% were subsidized homes.

The sale of private homes rose by 22.3% year-on-year in October, to 42,325 transactions, while the sale of subsidized homes rose by 21.3%, totaling 3,917 transactions.

The regions with the highest annual increases in the number of home sales in October were the Balearic Islands (+57.7%), Cantabria (+41.2%), and La Rioja (+41.1%). The only regions with negative rates of change were the Basque Country (-6.1%) and the Principality of Asturias (-0.9%). For its part, the Chartered Community of Navarre (+2.4%) recorded the smallest increase.

In monthly terms (October compared to September), home sales fell by 13.4%, the largest decline in October in at least five years.

In the first ten months of the year, home sales rose by 35.9%, with increases of 39.3% in new home sales and 35.1% in second-hand home sales.
