The sale and purchase of homes continues its upward streak and increased by 22.2% last October compared to the same month in 2020, up to 46,242 operations, which is the highest figure for this month since 2007. However, the rise is 13.4% lower than that recorded in September, according to data published on Monday by the National Statistics Institute (INE).
With the year-on-year increase in October, the number of home sales and purchases has now reached eight consecutive months of positive rates, following increases of 32.4% and 65.9% in March and April, respectively, 107.6% in May, 73.5% in June, 53.5% in July, 57.9% in August and 40.6% in September. The year-on-year upturn in home sales and purchases in October was the result of the increase in new home transactions, which rose 21.6% to 9,344 transactions, as well as the 22.4% increase in the sale and purchase of used apartments, which totaled 36,898 transactions.
In the tenth month of the year, 91.5% of the dwellings transferred by sale and purchase were free housing and 8.5% were subsidized housing.
The sale and purchase of freehold homes rose by 22.3% year-on-year in October, to 42,325 transactions, while that of protected housing rose by 21.3%, totaling 3,917 transactions.
The regions with the highest annual increases in the number of home sales and purchases in October were Illes Balears (+57.7%), Cantabria (+41.2%) and La Rioja (+41.1%). The only Communities with negative variation rates were País Vasco (-6.1%) and Principado de Asturias (-0.9%). For its part, Comunidad Foral de Navarra (+2.4%) recorded the smallest increase.
On a monthly basis (October over September), home sales and purchases decreased by 13.4%, its largest decline in an October in at least five years.
In the first ten months of the year, home sales and purchases accumulated an increase of 35.9%, with rises of 39.3% in new home transactions and 35.1% in the case of second-hand homes.
